Casa Mira: Homes that give more

Miracles are happening—or, more specifically, being built.

Homegrown developer Cebu Landmasters Inc. (CLI) has delivered miracles every time it brought a new Casa Mira development to the market.

The Casa Mira brand may seem "too good to be true," but it has now helped thousands of hardworking Filipinos fulfill their dream of owning quality homes. Giving these families so much more for their investment, CLI's accessible but topnotch offerings quickly became well loved, hauling in recognition from award-giving bodies and selling at exceptional rates. With all that space, amenities and value unseen in the affordable market, it's no doubt a Casa Mira-cle.



Addressing the backlog

CLI, a developer dominating the Visayas-Mindanao region, began offering Casa Mira sometime in 2014 through a community it built on a 7.8 ha property in Linao, Minglanilla, right outside Cebu City. It built 725 houses, each one with an awesome view of tranquil greenery and the busy Metro Cebu.

Through this project, CLI wanted to respond to an economic housing backlog that had reached some 2.5 million housing units in 2019, according to Subdivision and Housing Developers Association. However, it did not settle on producing basic homes for average Filipino families and instead,  wrapped each unit in comfort and dignity.

People quickly saw the miracle of beautiful yet affordable homes, and snagged the new addresses in Linao such that it sold out less than two months after its launch. The builder forged on, with the brand taking cue from that initial success.

Adding to the Minglanilla project in CLI's portfolio of completed works are Casa Mira South Phases 1 and 2, which straddles Naga and San Fernando in Cebu; and Casa Mira Towers Labangon in Cebu City. Both, like the inaugural development, sold out quickly. The project in Sibulan, outside Dumaguete City in Negros Oriental, is now 99-percent sold.



Of its ongoing projects, Casa Mira has sold out its condominium units in Guadalupe, Cebu City, and Kauswagan, Cagayan De Oro City. A tower in Mandaue, as well as horizontal communities in the cities of Bacolod and Iloilo are quickly seeing brisk takeup, too.



Sustained demand

And even after the pandemic, Casa Mira remained CLI's fastest selling and most sought-after brand. Last year, consumers purchased a record number of Casa Mira offerings, allowing it to account for 69 percent of CLI's reservation sales of P14.23 billion.

The sustained demand proves that Casa Mira deserves its place as the company's flagship economic housing brand. It currently comprises 62 percent of the builder's residential portfolio and is targeted to contribute 30 percent to total revenues.

CLI is confident that in the  years to come, the brand will maintain its impressive sales velocity and fit the changing aspirations of the Filipino working class. The company finds certainty in its unparalleled knowledge of the VisMin region and the fact that it has hit a sweet spot with Casa Mira.



Distinct advantage

The brand is tailored to the needs and values of the Filipino family, a principle that has differentiated and gave it its distinct advantage.  

Casa Mira, for one, offers value for money. While prices start at just P1.6 million, the units ensure generous spaces where families can spend quality time together. It also places utmost priority on quality so one can be assured of having a sturdy shelter. Flexible payment terms also provide a fair chance for average Filipino workers to invest in their dream home.

All the units exist within meticulously planned communities. While meant for the affordable market, amenities and services at Casa Mira are comparable to those in high end subdivisions: a gym, a clubhouse, swimming pools, a chapel and retail strips.

Not only that, villages are designed so that 40 to 60 percent of the area are allotted to open spaces, allowing residents to retire to the sights and sounds of nature. CLI also guarantees security through guarded entrance gates, perimeter fences and 24-hour security.

Casa Mira communities are built in strategic locations. These are constructed so that dwellers can enjoy natural parks, playgrounds and panoramic views.
